Blank Contracts
We have provided blank contracts here for your convenience. We understand buying a new home is a complex undertaking and we want you to be comfortable when buying from Laurel Brook Homes. We invite you to print a copy of the contract below. You more than likely will have a few questions after reviewing it, and we would be happy to try to answer those questions. There have been instances when we were unable to answer a question. If this should happen, we would ask that you consult your attorney for their opinion. We try to provide as much information up front as we can, because we also understand that no one likes suprises when dealing with contracts.
Laurel Brook Homes uses three different types of contracts depending on the type of purchase.
The Fixed Bid Contract is used when we are selling homes for a fixed price. This would be a typical contract for use in purchasing one of our portfolio homes. We would also use this contract when the customer wants a certain home with certain amenities for a fixed price.
The Cost Plus Contract is more commonly used when we are building custom homes for clients that desire to have more flexibility when making their selections. The benefit with this type of transaction is that, if it can be done, you can have it. Secondly, if you itemize your tax return, you might be able to deduct the sales tax on every item that is installed in your new home!
The Cost Plus Contract with Special Indemnification is simply the same as the Cost Plus Contract with one minor addition. It simply states that Laurel Brook Homes shall be indemnified against any claim that might arise from some individual injuring themselves on your property while we are building your home, with the exception of any negligence on Laurel Brook Homes' behalf.
